June 30, 2026 – Transition Update
As of 1:30 PM on June 30, 2026, the WWHOA Board and Beal Properties completed the final documentation handover from Equity Real Estate, whose day-to-day management of Waterwood has now concluded. We are grateful for Equity’s staff and wish them the best.
The incredible team at Beal Properties is working through the remaining transition items and has now assumed management of Waterwood. The WWHOA Board appreciates the community’s patience during this transition and looks forward to working with Beal Properties moving forward.
Beal today emailed owners a Welcome Letter and information about setting up your AppFolio account. If you have not received your account setup instructions, please contact Beal Properties at 979-764-2500 so they can assist you.
The AppFolio Owner Portal will be used to pay your monthly HOA dues and access information provided by Beal. We also hope to make private HOA documents available to owners through the portal in the near future.
- Mail a check to 3363 University Dr. East, Suite 215 Bryan, TX 77802 made payable to Waterwood Townhomes HOA
- Bring a check, money order, or cashier’s check to Beal’s office during normal business hours (8:30 AM to 5:30 PM)
- Pay by credit card or with debit card in Beal’s office or over the phone. A 3.95 % processing fee applies.
- Set up bill pay through your bank. Include your unit number in the memo line.
- Pay through your homeowner online portal using a debit card, credit card, or e-check. (Link coming soon)
This is a brand-new board-managed HOA website. The former waterwoodtownhomes.net website, owned and managed by Equity was not transferred to us – so we are gradually adding more content and features to the site. We hope to have historical documents and financials available on Beal’s AppFolio owner portal soon.
